Inspections are thorough visual examinations of your home's
structural components, including the foundation, superstructure,
and roofing systems. Your heating and cooling systems and
all plumbing and electrical fixtures will be activated.
Your home inspection is a crucial step in the selling process.
If your home is in good shape then rest easy; if not, there
are some basics you can attend to that will help you get a
more favorable report.
Clean out dirty gutters and debris from your roof.
Divert all water away from your home (downspouts, sump
pump discharge, condensation drain, etc.). Clean your basement's
entry drains.
Clean or replace HVAC filters.
Remove grade or mulch from contact siding - preferably
at least 6-8 inches away.
Paint all weathered exterior wood and caulk around trim,
chimneys, windows and doors.
Ensure that all windows and doors are in proper operating
condition; replace cracked windows.
Replace burned out light bulbs.
Ensure that plumbing fixtures are working properly -
fix any leaks.
Caulk all exterior wall penetrations.
Provide clear access to the attic, crawlspace, heat systems,
garage and other inspection areas.
